Find Out What A Balloon Payment Mortgage Is}

Find Out What A Balloon Payment Mortgage Is

by

Lorna MclarenThe other term for a balloon payment mortgage is a partially amortized loan. Balloon payment mortgage is when your liability or obligation is only partially amortized, leaving the rest to be paid upon the completion of the term. Because the initial interest rates and monthly payments are lower, a balloon payment mortgage is paid off with one large payment at the end of the loan term.Balloon payment mortgages are called such because borrowers who are on this type of loan are usually set up for a balloon” payment at the end of their loan term. In most other loans, monthly payments do not only pay off the interest but also chip away at the principal amount the original amount owed. Thus at the end of each loan term where balloon payment mortgage is applied, no money is owed. With balloon payment mortgages however, the monthly payment only comprises of interest or a combination of interest plus a small amount for the principal. No matter the case, when the balloon payment mortgage term expires, the balance is due in full. Most second mortgages are commonly balloon payment mortgages. For instance, your balloon payment mortgage is $20,000 with a monthly interest-only payment set up for ten years. When your balloon payment mortgage term ends, you still have to pay for the $20,000 principal amount. There are a couple of accepted institutional loan products that have balloon payment mortgages. One of these balloon payment mortgage products is the 30-year loan that has to be paid off in five or seven years. Usually, the interest rate of the 30-year balloon payment mortgage is lower than a normal 30-year fixed rate mortgage with due date of 30 years. Monthly payments of balloon payment mortgage are still amortized based on the 30-year term. But at the end of five or seven years, a large amount of the balloon payment mortgage is due.To explain further on this, let’s say you have a balloon payment mortgage with an interest rate of 7.5%. After seven years, an approximate 92% of the original balloon payment mortgage amount is due. For example, the amount of the balloon payment mortgage is $200,000. The interest rate for this balloon payment mortgage is 7.5%. After seven years, the total amount of money you owe to the balloon payment mortgage lender is $184,000, provided that you haven’t sold the property yet or refinanced.A tip for home borrowers is that when you do take on a balloon payment mortgage makes sure that the due date is not too soon. With balloon payment mortgages, if you can’t pay the lender the amount on the due date, you might have to foreclose and lose the property. Some lenders offer extensions for their 30-years-due-in-7 balloon payment mortgages. Lenders of this type of loan may extend your balloon payment mortgage for another 23 years but with a new interest rate. These balloon payment lenders base their new interest rates on a conversion formula. In this case, you might have to re-qualify for the balloon payment mortgage should the new interest rate on the mortgage being converted is significantly higher than the old rate.

Stem cell bills passed by US House and Senate

Wednesday, July 19, 2006

The Stem Cell Research Enhancement Act of 2005 (HR810), approved by the US House of Representatives in 2005, gained a 63-37 approval in the Senate on July 17th, 2006, and will now be presented for presidential approval or veto.

Bill HR810 passed by the Senate as SB471, overrides the 2001 executive order signed by George W. Bush that banned funding by the National Institutes of Health (NIH) for embryonic stem cell research of stem cell lines created after the executive order was issued. The new bill does not include a provision against privately funded research, which is legal under the law, only research funded by NIH.

The bill includes three ethical requirements for funded research. First, the stem cells were derived from human embryos that have been donated from in-vitro fertilization clinics, were created for the purposes of fertility treatment, and were in excess of the clinical need of the individuals seeking such treatment. Second, prior to the consideration of embryo donation and through consultation with the individuals seeking fertility treatment, it was determined that the embryos would never be implanted in a woman and would otherwise be discarded. And lastly, the individuals seeking fertility treatment donated the embryos with written informed consent and without receiving any financial or other inducements to make the donation.

President Bush is expected to veto the bill as early as today, White House Press Secretary Tony Snow said the veto would be “pretty swift”. This would be President Bush’s first veto of his two terms in office.

As with any vetoed bill, a two-thirds majority of the House and Senate can override said veto, but the original vote (63-37) show that the Senate is more than likely to not get the override votes it would need. Even without the two-thirds original vote, Senator Carl Levin of Michigan has voiced support for a veto override.

Two other bills, S2754 and S3504, the Alternative Pluripotent Stem Cell Therapies Enhancement Act and the Fetus Farming Prohibition Act of 2006, respectively, were failed and passed in that order by the House of Representatives. S2754 was introduced to the House this afternoon and failed by a vote of 273-154, S3504 was passed unanimously by the House and is also expected to be on the President’s desk this morning.

Times Square bomb suspects arrested in Pakistan

Saturday, May 22, 2010

At least six suspects, wanted in connection with a failed car bomb attempt in Times Square, New York City on May 1, have been arrested by authorities in Pakistan. The arrests follow a visit to Pakistan by two high-ranking American security officials—US National Security Adviser Gen James Jones and Leon Panetta, director of the Central Intelligence Agency (CIA), both of whom praised Pakistan for its efforts in tracking down suspects in the bomb attack.

Amongst those arrested are the co-owner of a large company which provides catering to several embassies in Pakistan and a major in the Pakistani Army, though the Army released a statement denying any involvment. Some are believed to have been educated in the United States. A notice on the website of the US embassy in Islamabad reported that the catering company co-owned by one of the suspects had links to terrorism and has since advised US citizens against using the firm.

Those arrested are believed to have had links with Faisal Shahzad, the primary suspect in the bombing, who was arrested on May 3 on board an aircraft at New York’s JFK Airport.

One source told Reuters: “We are investigating whether Ashraf has provided any financial support to Faisal because Ashraf and his father are rich people and they run a very big catering business” though another stated that “[t]hey may be innocent because being friends does not mean you are involved in the activities of your friends”.

The suspects are currently being detained by the Pakistani security services, who are known to have close links with the CIA, to the extent of allowing CIA officials access to prisoners.

Kimi Räikkönen wins 2007 Belgian Grand Prix

Sunday, September 16, 2007File:Kimi Raikkonen 2007 2b.jpg

Ferrari driver Kimi Räikkönen won the FIA Formula-1 2007 ING Belgian Grand Prix on the Circuit de Spa-Francorchamps at Spa, Belgium. He and his teammate, Felipe Massa, showed the fastest times during most of the pre-race sessions, taking the front line as a result.

Both McLaren Mercedes drivers Fernando Alonso and Lewis Hamilton were unable to compete with the red cars, tring their utmost to use a slightest mistake of their rivals, if any. Still, Kimi and Felipe were in full control of the race after making a significant gap to Alonso, number one of McLaren.

Start of the race resulted in a slight side touch between McLaren cars, with Hamilton forced to make an evasive manoeuvre out of the track, a reminiscent of the Hungary practice session incident between them.

Two German drivers Nick Heidfeld from BMW Saubers and Nico Rosberg from WilliamsToyota saw the chequered flag 5th and 6th. Mark Webber owned 7th place for Red BullRenault team.

Heikki Kovalainen‘s Renault closed the top eight after his highlighted struggle with Robert Kubica on the third part of the race.

Another highlight became Adrian Sutil‘s driving for Spyker-Ferrari, who was pushing hard on David Coulthard on the first part of the race. The young German driver finished 14th far ahead of both Super Aguri‘s and his teammate.

Alonso came closer to Hamilton in Drivers’ Championship, and have now a gap of just 2 points between the teammates. The situation in Constructors’ Championship after the World Motorsport Council ruling over McLaren on September 13 became clear for Ferrari with their 161 points, 71 points ahead of BMW Sauber.

Horse Business Ideas That Worked

Are Your Customers Ready For Your Horse Business Ideas?

You may have some fantastic equine businessideas and have written some brilliant horse business plans, but the sad fact isthat unless there is a need for you equine product or service in the area youintend to market to then that is all they are… equine business ideas andhorse business plans!

Before you start your horse business, thereare some important questions to ask yourself about your potential customers.

What type of customer is your businesstargeted towards? People who have their own horse? People who don’t have theirown horse? People who ride for pleasure or serious competitors? People who rideregularly?

You should be able to describe your idealcustomer that is interested in your horse product or equine service.

An ideal customer is one that

a) wants your product or services

b) has the finances to be able to pay for yourproduct or services and

c) has the authority to pay for your product.

In identifying the type of customers you wantto attract or that your horse business is aimed towards you will be able toplan your equine business and marketing better so that it is suited in thatdirection.

Ask yourself some questions when figuring outwho your ideal customers are:-

Who do you think yourideal customer will be?

What are the needs orproblems of the ideal customer?

How will you addressthose needs/problems?

Are your idealcustomers businesses or individuals?

What will be mostimportant to these customers?

What will beunimportant to them?

How can you addresswhat is and isn’t important to them?

Your business mayappeal to a wide variety of horse people but it will profit most from yourideal customer.

What is it that your customers want from yourbusiness? Is there a service or product you can supply better in the area or isthere another business which can’t meet the local demand?

Do Your Horse Business Ideas Align with YourPersonal Goals?

Once you have decided on your ideal businessyou should also consider that operating your own horse business is likely tohave an affect on other aspects of your life.

If you can align your personal goals with yourequine business objectives it will help in identifying priorities and preventdistraction from your equine business plans. This is ideal if you love tocompete and you plan to have a horse business buying and preparing competitionhorses for sale and coaching competition riders. But it could be disastrous ifyou love to go to horse competitions on the weekend and your horse businessideas include running a riding school every weekend.

Writing down both your personal goals and yourhorse business plans gives you a sense of direction and will help to distinguishwhat is important to you.

You can test your commitment to achieving yourgoals and to check if they are right for you by asking some questions:-

Is it a goal you wantor is it a goal someone else wants for you?

Do you know how youare going to set about to achieve this goal?

How do these goals fitwith where you want to be in twenty years? Will this goal help you get there?

Does the goal meet andabide by your values?

Is this achievable inthe given timeframe?

Goals which answer’no’ to any of these questions may need to be reconsidered to avoid frustrationin the long run.

Short term goals assist in building towardslong term goals and all goals should be reviewed regularly to make any changesto correspond with those in your life. For instance, you may plan to compete ata high level on a horse that you have bred. This is a long term goal that canbe broken into smaller goals such as

Savings plan topurchase the stud fee

Preparation for themare to go to stud

Handling of the foal

Regular training of thefoal

As the foal becomesold enough, riding the foal

Training for firstcompetition

Competition plan forthe year

Plan for competing ata higher level

Plan for teamselection

And so on

The benefits ofsetting long term goals are greater motivation and higher levels of self-esteemand confidence.

Here are some simple steps to help define andrealise your goal.

1.Write down the goal

2.Give yourself atimeframe for achieving it

3.Describe what you needto do to achieve it

4.List any knowledge orskills that will be required to reach the goal

The preferred method for goal settingstrategies is the Map Method

Where do you want tobe?

Where are you now inrelation to it?

How are you going toget there?

Make a map and followit!

The S.W.O.T. analysiscan also benefit goal setting strategies, but is less effective than the MapMethod.

When you come up with an equine business idea, the main thing is that you can align your personal goals with your horsebusiness plans and that your horse business ideas are making you happy

Google to discontinue social networking application Google Wave

Thursday, August 5, 2010

File:Google Wave.jpg

Google has decided to retire the Google Wave social-networking service after one year, citing lack of user adoption.

Urs Hölzle, Google senior vice president for operations, said in a blog post that “Wave has not seen the user adoption we would have liked. We don’t plan to continue developing Wave as a stand-alone product.” Hölzle also said that as a “web app for real time communication and collaboration, it set a high bar for what was possible in a Web browser. We weren’t quite sure how users would respond to this radically different kind of communication.” Google says that it will continue the service until the end of the year.

In May 2009, Google launched Wave as a private beta. A year later, it became open to the public. Wave is an email service that integrates social media features and capabilities into emailing. It integrates IM-like features into its service. The company released components of Google Wave as open source for those to create a similar service. “The central parts of the code, as well as the protocols that have driven many of Wave’s innovations, like drag-and-drop and character-by-character live typing, are already available as open source, so customers and partners can continue the innovation we began. In addition, we will work on tools so that users easily “liberate” their content from Wave,” Google said.

Computer Security: The Essential Components For A Safe Computer

Submitted by: Sara Chambers

These days, computers are almost as common in households as telephones. Computers themselves do not cause any threat to individual security. When connected with networks and the chaos that is the World Wide Web, computers have become the tools that identity thieves and hackers use to extrapolate this chaos. In order to establish computer security, software companies have created devices to ward off the hazards and hassles of viruses, spyware, pop-ups and spam.

The first of these creations is anti-virus software. There are two main companies that offer this software: McAfee and Norton. These programs work to scan the files on your computer and check them for attributes that are in viruses or are often linked with viruses. These traits or attributes are often called virus definitions and need to be downloaded on a relatively regular basis. In addition to the files on your computer, files on CDs, floppy discs and e-mails can and should be filed. There is no question on this one: anti-virus software is vital to computer security.

Next on the list is spyware scanning software. Spyware occurs when certain websites run programs in the back ground of your computer while gleaning information from it. The information can be as benign as tracking what type of websites you look at, to actually acquiring passwords. Regardless of the type of spyware, it can slow your computer to a crawl and needs to be removed from your computer. Two popular software options are Spy Sweeper and Ad-ware.

Last, but certainly not least are pop-up blockers and span filters. Not only are pop-ups and spam annoying, but these often contain the spyware scanning software explained above. In addition, they can slow your computer down incredibly. And when you are angry at your computer, your computer is not secure!

In addition to these software items, there are a few more tricks you can use to keep your computer and your information secure. Password secure everything you can, and when you create the passwords, don t make them easy. Do not use your name, your birthday or your social security number. And, if you are on an unsecured wireless network, do not check your bank statements. These networks allow several people on them at one time. Remember, hackers are smart. You have to be smarter!

Non-profit ACORN plans to shut down

Tuesday, March 23, 2010

File:ACORN logo.png

The US community organizing group Association of Community Organizations for Reform Now (ACORN) will end its operations due to dwindling funds. The group said in a statement that it would close most of its field offices by April 1.

The heads of the organization said in a joint statement that “ACORN’s members have a great deal to be proud of—from promoting homeownership to helping rebuild New Orleans, from raising wages to winning safer streets, from training community leaders to promoting voter participation—ACORN members have worked hard to create stronger communities, a more inclusive democracy, and a more just nation.”

The group, founded in 1970, played a prominent role in the 2008 US presidential elections, as it conducted many voter registration drives and fundraising for then-Senator Barack Obama, among other Democratic candidates. The organization first became scrutinized during the 2006 mid-term elections, when some of its employees were accused of voter fraud. Matters got worse in 2009 after an undercover video revealed two of its employees giving advice on how to set up a prostitution ring and commit tax fraud.
