What Could Go Wrong With Your Real Estate Purchase

By Stefan Hyross

The fact that you have a contract on your property with a buyer does not automatically mean you have sold your home, because there are many details that can go astray before closing to kill the deal. The aftermath of the subprime mortgages has developed a purchaser’s market, and buyers who have good credit are being very choosy and will back out on agreement if it does not meet all of their demands. To prevent the pitfalls that commonly arise after the deal is signed, a homeowner needs to understand the particular common issues that often cause transactions to come apart at the last minute.

Certainly, roofing concerns are the most important detail that can cause real estate deals to go south, because many homeowners try to sell the property as-is so they will not have to make the kind of investment that a new roof requires. An additional big problem that could sneak up on a real estate transaction involves the home inspection of the electrical and water systems, mostly when home inspectors begin looking closely and come up with the problems that even the homeowner did not know existed. Structural troubles are another big stumbling block to completing the deal and provides a negotiating chip which may cause the homeowner to need to drop the price unless structural weaknesses are identified and fixed early.

Even if the home is sound and does not have any of the issues covered above, there still is a host of problems that may come up – particularly if purchasers are confused about things like the conditions of the due diligence period and the earnest deposit. Ensure that you do not set the earnest deposit too low, because it will make it easy for the purchaser to pull out of the deal if they become concerned about other problems that could be corrected. The final amount of the deposit needs to be established with your real estate agent and a fair amount should be set that would discourage the buyer declining the sale over issues that may be negotiated and corrected. It is as well important that both the purchaser and the homeowner know the amount of time the whole thing requires so that no one gets overly discouraged as the months pass by while you iron out the details of your transaction.

To make sure that your home closes as anticipated, you need to establish clear communications with all affected so that no one skips any time limits, misunderstands procedures or develops unnecessary problems because of misconceptions. It is a wise idea – particularly through the course of the closing process – to establish weekly meetings that involve the Realtor and set up a checklist of items that were accomplished and the items that have yet to be done so that everyone is up to speed. Make sure that your perspective buyer understands all the steps involved in the process to avoid them becoming discouraged and withdraw when the end is in sight.

What You Should Know About Young And Reckless Shirts And How To Get Them Cheap?}

Submitted by: Calvin Washin

If there is one genre of music that has attracted many fans, it has to be hip hop. This genre of music has become so popular that everyone is listening to it and they have also adopted its mode of dress. Many youngsters have been influenced by their hip hop idols so much so that they not only emulate their way of talking, but also the way they dress. One thing you may be familiar with about hip hop clothing is that it has everything to do with wearing loose apparel or incorporating casual dress with baggy jeans and funky t-shirts. Of course, there is not much difference between the jeans you come across in the stores and the hip hop inspired jeans. The main difference is in the colors, the design as well as the cuts.

What really marks the difference between hip hop clothing and other styles are the t-shirts. Some of the most popular designs you will find are Young and Reckless shirts. The design of these shirts gives an individual a typical hip hop look. According to designers, this type of t-shirt was inspired by street vibe and culture. The main aim was to create a brand that would not only be representative of so-called street culture, but would also be different from other mainstream brands.

A testament to the popularity of Young and Reckless shirts is the fact that there are over three thousand stores selling them. What is more? There are numerous online stores and companies that stock them too. Alternatively, anyone looking for these shirts can always get them from the manufacturers online store. This can also give you the opportunity to view the various designs that are available from the same company.

Many people have actually thought of Young and Reckless shirts as a label for men only. This is not the case as they are suitable for women as well. This is especially true for plus-sized women. Either way, the loose fit is bound to give slim people a bigger look, while making plump people look a bit slimmer. Of course, it is important to pay attention to the colors of the shirts you like. It is important that the colors of the shirts match the clothes you already own. This will allow you to wear the clothing more often, which means you will get more use out of it.

The available colors of Young and Reckless shirts include red, grey, black, green, and navy blue. It is important to be aware that the prices will differ depending on the logo that is printed on the shirt. There are shirts with reckless, obnoxious and loud captions in quite large fonts and bright colors. Other shirts incorporate simple logos that target conservative people who like to keep it cool and simple. This just underlines the variety of different people who would want to buy these t-shirts.

While this brand has become quite popular, it is important to acknowledge that it does not come cheap. This is especially the case with shirts having loud logos printed on them. While this may deter many people from buying the shirts, you should remember that there are ways in which you can buy them at low prices. How about starting off by looking into secondhand stores? Most of the Young and Reckless shirts you find in these stores are not too worn. You can also be on the lookout for promotions and discount sales that most stores will have at certain times of the year. Summer and winter clearance sales are particularly good times to look for affordable Young and Reckless shirts. Alternatively, you could buy them in large quantities, getting discounts from the stores by buying in bulk.

David Tennant announces exit from Doctor Who

Thursday, October 30, 2008

Actor David Tennant made an announcement Wednesday at the National Television Awards in the United Kingdom that he will end his time portraying the Tenth Doctor on the long-running BBC science fiction drama Doctor Who in 2009. The announcement came as part of Tennant’s speech accepting the outstanding drama performance award at the program.

Tennant, 37, is currently portraying the lead in a production of Hamlet with the Royal Shakespeare Company, and accepted the award by videolink. He was up against Doctor Who co-star Catherine Tate, who portrayed his companion Donna Noble. Doctor Who was recognized with the award for most popular drama program.

I love this show so much that if I don’t take a deep breath and move on now I never will, and you’ll be wheeling me out of the Tardis in my bath chair.

“I love this part, and I love this show so much that if I don’t take a deep breath and move on now I never will, and you’ll be wheeling me out of the Tardis in my bath chair,” said Tennant in his address to the audience in attendance at the Royal Albert Hall. “TARDIS” refers to the time machine and spacecraft operated by Tennant’s character known only as “the Doctor”, and stands for Time And Relative Dimension In Space.

Tennant will again inhabit the TARDIS as the Tenth Doctor for the upcoming Doctor Who Christmas special, “The Next Doctor“, and will portray the Doctor in four additional specials set to air in 2009. A new actor will play the Doctor for the program’s 2010 series.

Tennant had initially been interested in portraying the Doctor in the 2005 series, but that role went to Christopher Eccleston. The series had previously been dormant since 1996, with Paul McGann in the lead role. Tennant has said that it was his childhood dream to play the Doctor. This is not his first time being recognized at the National Television Awards for his role as the Doctor. In 2006 he received the award for most popular actor, and again in 2007. In 2006 Tennant beat out actor Tom Baker as the favorite doctor, in a survey of readers of Doctor Who Magazine.

The Doctor comes from a race of Timelords, and has the ability to “regenerate” and change appearance when his health is failing. Actors including Russell Tovey, James Nesbitt, Paterson Joseph, John Simm and David Morrissey have been mentioned in the media as possibilities to portray the 11th incarnation of the Doctor.

I’ve been lucky and honoured to work with David over the past few years.

Russell T. Davies, the program’s current executive producer, commented to BBC News on the end of the Tenth Doctor and his work with Tennant: “I’ve been lucky and honoured to work with David over the past few years – and it’s not over yet, the Tenth Doctor still has five spectacular hours left! After which, I might drop an anvil on his head. Or maybe a piano. A radioactive piano. But we’re planning the most enormous and spectacular ending, so keep watching.” Steven Moffat will replace Davies as executive director of Doctor Who in 2010.

Tennant began his work as an actor with roles in theatre, and progressed to starring roles on television programs including Blackpool and Casanova. He has recently returned to theatre roles with the Royal Shakespeare Company, and has received praise for his work in Hamlet and Love’s Labour’s Lost.

New Zealand airlines relax knife regulations

Saturday, October 1, 2005

New Zealand has relaxed the safety rules imposed on internal airlines in 2002, once more allowing passengers to carry pocket knives with blades less than 60mm long and knitting needles.

Other larger items remain banned, including ice-skates, pool cues, hockey sticks, skateboards, cricket bats and harpoons.

Other countries more at risk from terrorism such as the United States of America and Australia will maintain their stricter rules and continue to ban a range of small, sharp objects from their internal flights.

The airlines have also agreed to help return items seized from passengers before boarding.

CanadaVOTES: NDP candidate Don Davies running in Vancouver Kingsway

Friday, September 26, 2008

On October 14, 2008, Canadians will be heading to the polls for the federal election. New Democratic Party candidate Don Davies is standing for election in the riding of Vancouver Kingsway.

A lawyer, he has spent the last 25 years fighting for human rights. A two-time student government representative, Davies was involved in the anti-apartheid, third world and peace movements. Admitted to the Alberta Bar in 1989, Davies and family moved to Vancouver in 1991, where he became the Director of Legal Resources for Teamsters Canada (Local 31), the next year. He is a long-time volunteer for children’s charity Variety, is Chair of the Parent Advisory Council at Mount Pleasant school, and a Director of the Meridian Cultural Society, among other things.

Wikinews contacted Don Davies, to talk about the issues facing Canadians, and what they and their party would do to address them. Wikinews is in the process of contacting every candidate, in every riding across the country, no matter their political stripe. All interviews are conducted over e-mail, and interviews are published unedited, allowing candidates to impart their full message to our readers, uninterrupted.

The riding is vacant, after Conservative Minister of International Trade David Emerson’s resignation. Emerson was elected in 2004 as a Liberal, serving as the Minister of Industry. Two weeks after re-election in 2006, he crossed the floor to join then-new Prime Minister Stephen Harper, who had won a minority government. Emerson was the first MP in Canadian history to cross the floor before a new government was sworn in. He has stepped down, after pressure from other parties.

Besides Davies, major party candidates include Liberal Wendy Yuan, Conservative Salomon Rayek, and Green Doug Warkentin. Also putting their hat in the ring are Matt Kadioglu (Libertarian), Kimball Cariou (Communist), and Donna Peterson (Marxist-Leninist).

For more information, visit the campaign’s official website, listed below.

This Saturday at 11 am, Davies will host NDP leader Jack Layton in the Commodore Ballroom at “rally4change”.

How To Create A Business Website Yourself

By Jason Kay

These days it has become common and very easy to build a professional business website on your own, even though you do not have technical Internet, HTML or any programming knowledge. Having a website for your business has become extremely necessary for marketing purposes, because customers and consumers go almost solely to the Internet for knowledge about products and services. So, whether you operate your whole business online or you are just looking for a new, effective marketing strategy, creating a website will automatically be the best option.

Before you start designing a website, you will have to determine a few things about your company and what you want to portray. After you have established this, you can literally create a business website yourself. Firstly, you should research the market you want to enter and attract. Then, find keywords and phrases (to use frequently in your content) that all those people would enter into search engines when looking for a service like yours. This will help you create a website with a high rank in search engines and will deliver thousands of visitors to your site, creating site traffic. You should also consider using affiliate marketing to build a profitable web business. Your marketing will be effective if you promote your website online and in print (always include your URL or domain name in other adverts so people have a place to go for more information.)

You should vigorously brainstorm a domain name so it will ultimately be completely unique and not copy another business, because this can drive traffic away from your site and create losses. Choose a term or topic directly related to your business. Ask yourself: if I were looking for this product, what would I type into Google? You can either use your business name or you can use keywords in the URL.

When you start building your page, start with the home page and then the about page, because this tells your story and introduces your business to the world. You can then move on to the other pages, creating each page around a concept or key-phrase so you can have a professional, logical layout. You should then determine how you will be using the site and how you will direct money through it: will you solely be marketing your business or will you be selling products online? Selling online means you will increase sales possibilities and you will have to create links and spaces for people to leave details and purchase items.

If you are done creating your different links, pages, images and possibly tutorial videos, you should consider making use of affiliate marketing. Market a related businesss product on your site while marketing your product on their site: a win-win situation. Think about using pay per click and Google ad-word functions to further direct people to your site. This will automatically bring in more revenue.

Whether you operate your whole business online or you are just looking for a new, effective marketing strategy, creating a website will automatically be the best option.

Pennsylvania cop on trial for allegedly murdering girlfriend’s estranged husband

Tuesday, March 10, 2009

The trial began today for a Pennsylvania state trooper accused of killing his girlfriend’s estranged husband.

Kevin Foley, 43, is accused of cutting the throat of John Yelenic, a dentist who was in the final stages of finalizing a divorce from his wife, Michele. According to prosecutors, Foley “loathed Dr. Yelenic” so much that he asked another fellow trooper to help him commit the alleged murder, which occurred in Yelenic’s Blairsville home.

Deputy Attorney General Anthony Krastek told an Indiana County jury that Foley also prayed Yelenic would die, and spread false rumors that Yelenic molested his adopted son.

“You will see Kevin Foley has the motive, the opportunity and the ability to commit this crime, almost to the exclusion of anybody else,” Krastek said.

Foley’s defense attorney, Jeffrey Monzo, said during opening statements that DNA evidence was not conclusive. Monzo admitted to the jury that Foley did not like Yelenic, but said that does not mean he murdered him.

“Kevin Foley is innocent,” he said.

Prosecutors said they could call as many as 70 witnesses to try and prove Foley wanted Yelenic to die. The trial, at the Indiana County Courthouse, is expected to last about three weeks.

Foley, who is on unpaid suspension from the Pennsylvania State Police, is charged with criminal homicide. The jury has the option of convicting him of first-degree murder, which could put Foley in prison for life without parole, or of a lesser degree charge, like manslaughter.

John Yelenic was found dead in his home on April 13, 2006, one day before he was planning on signing his divorce papers. Prosecutors said Foley killed Yelenic after going to the dentist’s house to confront him over the terms of the divorce. Prosecutors claim Foley slashed Yelenic several times with a knife and pushed his head through a small window, causing a further gash on his neck. Yelenic bled to death.

Foley had been living with Michele Yelenic for two years at the time of the alleged homicide. Krastek said Michele also helped perpetuate rumors that Dr. Yelenic molested their son. John and Michele Yelenic had been separated in 2002. Michele Yelenic stood to collect Dr. Yelenic’s estate and a $1 million life insurance policy, and could lose about $2,500 a month in support if the divorce was finalized, a Pennsylvania grand jury previously determined.

Michele Yelenic is expected to testify that Foley was home with her when the alleged murder occurred. Krastek told the jury DNA under Yelenic’s fingerprints will ultimately link him to the murder, as will bloody shoe prints found at the crime scene that match athletic shoes Foley is known to wear.

Monzo also said authorities have failed to investigate several other suspects, including Yelenic’s neighbor. Monzo said Yelenic was on very friendly terms with the neighbor’s wife, which could have given him a motive to commit the murder.

Prior to the trial, Foley’s defense attorneys unsuccessfully sought a change of venue because an overwhelming majority of the jury pool was familiar with the allegations. The change was denied when jurors insisted they had not formed an opinion about the charges.

Congressman Cunningham admits taking bribes

Monday, November 28, 2005

U.S. Representative Randy “Duke” Cunningham (RCA) pled guilty today to conspiring to take bribes in exchange for using his influence as a member of the House Appropriations Committee to help a defense contractor get business. In total he pled guilty to one count of income tax evasion and four counts of conspiracy, namely mail fraud, wire fraud, bribery of public official and accepting bribes. U.S. District judge Larry A. Burns scheduled Cunnigham to be sentenced on February 27. He is facing up to 10 years in prison and nearly $500,000 in fines, as well as forfeiture of unspecified amounts of cash and property.

In the court hearing, Cunningham admitted to accepting “bribes in exchange for performance of official duties” between “the year 2000 and June of 2005”, taking “both cash payments and payments in kind” and following up by “trying to influence the Defense Department”.

The federal investigation against Cunningham was triggered by his sale of his California residence to defense contractor Mitchell Wade in late 2003. However, Wade never moved in and sold the house at a $700,000 loss three quarters of a year later. At the same time Wade’s company MZM won tens of millions of dollars in defense contracts. Subsequent investigations discovered more questionable business transactions, including interactions with the defense contractor ADCS. In his plea agreement he testified that, among other charges, he “demanded, sought and received at least $2.4 million in illicit payments and benefits from his co-conspirators in various forms, including cash, checks, meals, travel, lodging, furnishings, antiques, rugs, yacht club fees, boat repairs and improvements, moving expenses, cars and boats.”

Cunningham announced his resignation after the hearing. In a written statement released by his law firm O’Melveny & Myers LLP he declared “The truth is — I broke the law, concealed my conduct, and disgraced my high office. I know that I will forfeit my freedom, my reputation, my worldly possessions, and most importantly, the trust of my friends and family.”

Six teenagers die in car accident in Victoria, several others injured

Monday, February 27, 2006

Six teenagers were killed in a horrific road accident near Mildura in north-western Victoria, Australia late at night on February 18.

Cassandra Manners, aged 16, Stevie-Lee Weight, 15, Cory Dowling, 16, Shane Hirst, 16, and his sister, Abby Hirst, 17, died at the scene. Josephine Calvi, 16, was flown to the Royal Adelaide Hospital, where she later died of head injuries. Seven other teenagers were injured, including 15-year-old Marco Medici who is now in a stable but critical condition in The Alfred Hospital in Melbourne.

The accident occurred after the teenagers left a 16th birthday party and walked along Myall Road, Cardross, south-east of Mildura. A car allegedly came speeding around a bend, hit the gravel on the side of the road, lost control and struck the group. The alleged driver, later identified as 34-year-old Thomas Graham Towle, fled the scene on foot, leaving his 10-year-old daughter and four-year-old son in the car. Towle was later arrested by police in Redcliffs. He was taken to Mildura police station for questioning.

Towle has been charged with six charges of culpable driving causing death, four charges of negligently causing serious injury, one charge of failing to stop and one charge of failing to render assistance after an accident. Towle faced Mildura Magistrates’ Court on February 20. Magistrate John Dugdale remanded him into custody to reappear before the court on June 26.

Meanwhile, the town of Mildura and surrounding areas is in deep mourning. Premier Steve Bracks said the State Government will provide $AU40,000 for counselling and support services.

Around 3,000 people attended the funeral for Josephine Calvi today. Funeral services for the other five teenagers were held last week.
